A Bellway house with an EPC rating of B or above could save you £2,195 a year, or £182 a month on your energy bills, when compared with an older home.**
Due to the implementation of our pioneering technology, your energy bills will be 63% cheaper than the cost of a typical existing home.
99% of new Bellway houses hold an EPC rating of B or above for energy efficiency. For comparison, less than 5% of second-hand homes hold the same rating**.
As well as our mortgage incentive, when reserving your new Bellway home, there’s no stamp duty to pay on any property under £250,000, and for first-time buyers the threshold is even higher.
Although Help to Buy has ended, as a first-time buyer in England, you benefit from stamp duty relief. First-time buyers do not pay stamp duty on any property priced up to £425,000. Above £425,000, you will pay 5% of the property price. With 200 developments in a range of locations, we have properties covering all price ranges.

All purchasing incentives are valid on selected developments and plots only, whilst stocks last, subject to availability and are applicable on new reservations only. The following terms shall apply to the sky incentive** ("Incentive Conditions"):
a. All services on Sky Glass are streamed via broadband, a minimum speed of 35Mbps is required to use the incentive in full.
b.
Only one Sky TV subscription can be provided at an address. If the home
buyer is an existing Sky TV customer and has Sky Q or Sky+, they will
need to take a TV subscription for Sky Glass. We will bill the home
buyer for their existing Sky TV subscription until the Sky Glass TV
subscription is activated. Sky Q customers will need to send back their
Sky Q boxes within 60 days of receiving Sky Glass otherwise they may be
charged a non-returns charge. Third party subscriptions not paid for via
Sky but viewed on Sky Q or Sky + may not be viewable on Sky Glass.
Recordings on Sky Q or Sky+ will not automatically transfer. If home
buyer has Disney+ or Spotify via Sky, these will not automatically
transfer to Sky Glass and home buyers will need to sign up directly to
each via Apps Marketplace on Sky Glass.
c. For 12 months, the home
buyer will get their Sky Ultimate TV subscription (Inc. Netflix Standard
with Ads) + Sky Sports complete via their Sky Glass TV for no charge.
Sky Ultimate TV via Sky Glass will be provided on a 31 Day rolling
contract. Ending your Sky Ultimate TV subscription will end your offer
period. After your 12 months offer period, all Sky TV subscriptions will
become chargeable at the standard 31-day rolling contract price, unless
you change or cancel your package, giving Sky at least 31 days’ notice.

d.
The Sky Sports package includes the following 9 Sky branded channels:
Sky Sports Premier League, Sky Sports Football, Sky Sports Cricket, Sky
Sports Golf, Sky Sports F1, Sky Sports Tennis, Sky Sports Action, Sky
Sports Arena, Sky Sports Main Event. (Channels correct as of 07.06.24)
It does not include any third party Sports channels, these can be added
at additional cost.
e. You must be over 18 and resident in the United Kingdom, Channel Islands or Isle of Man to be eligible for this offer.
f. The incentive does not include:
i)
A broadband subscription. All content via Sky Glass is streamed so you
must have broadband with a download speed of at least 35Mpbs to use all
the elements of this Incentive;
ii) Sky Box Office, Sky Store
purchases/rentals, Stand-alone Premium Channels, or pay-per-view
services and events offered via Sky Glass, all of which will be
chargeable at the current standard price;
iii) Any packages not listed as included within the incentive.
f. Prices, programmes/channels are subject to change.
g.
If you do not activate Sky Glass within 14 days of receiving Sky Glass,
we will automatically activate it for you and your Sky TV subscriptions
will start from activation.
h. Home buyers must redeem the offer within a year.
i.
There is no cash alternative to the offer or any element thereof and
unless agreed otherwise in writing the offer is non-refundable and
non-transferable.
j. Sky reserves the right to refuse or withdraw the
offer if a home buyer or a party authorised by the home buyer to act on
their behalf, threatens or abuses a Staff employee or otherwise
conducts themselves in a manner that Sky reasonably regards as
inappropriate, offensive, or unlawful.
k. The home buyer will own the
Sky Glass. Separate Terms and Conditions apply to Sky Glass and Sky TV

Deposit contribution, which cannot be more than 5% of the house asking price, will be deducted from the house purchase completion statement.
