Westcombe Park is a wonderful new development of homes in Great Totham, Essex, situated on the edge of Maldon, and just over two miles away from the Heybridge basin. The development can be reached in around a 10-minute drive of junction 22 of the A12.
This development falls under the administration of Maldon District Council.

Sports fans might be pleased to note that the development is only a short drive away from football, cricket, golf and sports clubs in nearby Maldon. The nearest leisure centre is Blackwater, only an eight-minute drive from home, featuring a gym, fitness studio, sauna, steam room and swimming pool.
Further sports and recreation activities can be enjoyed at the historic Promenade Park, also around eight minutes’ drive from home. Popular for cycling, dog walking, picnics and jogging, this beautiful park has many different recreation areas and facilities to explore. These include various lakes, fountains, a children’s sandpit, play area and play park, zip wire, splash park, maze, petting zoo, wildlife area, adventure golf course and a museum. Situated on the banks of the River Blackwater, from Promenade Park visitors can experience a short a river cruise to the Blackwater estuary – part of the Heybridge Basin.
Heybridge Basin is around a two-mile drive from a popular area for walkers, and those interested in sailing, or visiting the two local pubs and a tea room and watching the passing wildlife and birds. Here, visitors can enjoy views of Osea Island, the Blackwater Estuary, as well as the Blackwater Sailing Club. This estuary includes a functioning sea lock, at the end of the Chelmer and Blackwater Navigation – a thirteen-mile long canal. There are a number of walking routes which lead to and from this area, including walking along the sea wall to Maldon and Goldhanger, or following the canal tow path to Beeleigh Falls, Beeleigh and Heybridge.
For something a little different, the Tiptree Tea Room, Museum and Jam shop is around 11 minutes away from Westcombe Park. Learn about the history behind the UK’s infamous jam, and the local village of Tiptree, where the product has been made since 1885.
Further leisure attractions can be explored via Chelmsford, at just under a half hour’s drive from home, this vibrant town boasts several cinemas, theatres, live music venues, museums and an art gallery.
Residents of these new homes in Great Totham will benefit from the several planned new retail options.
For everyday essentials, the nearest supermarket is less than a mile away, as is Bentalls Shopping Centre in Maldon. Both the shopping mall and Maldon high street itself offer a selection of boutiques, independent retailers, as well as cafes and restaurants. The town also hosts a weekly market.
Further shopping needs can be met within Witham, less than six miles away, and Chelmsford, around 13 miles from Westcombe Park. Both offer many well-known high street retailers as well as independent and specialist stores, within their popular streets and shopping malls. Witham is home to Newlands and The Grove shopping centres, while Chelmsford boasts Bond Street, Meadows and High Chelmer.
There are several dining options to choose from within surrounding local towns. Head to Heybridge or Maldon for a good selection of cafes, pubs, tea rooms and restaurants. These include, in Maldon; the infamous Tiptree Tea Rooms, where a selection of breakfast foods, light lunches, cakes, cream and afternoon teas are available, while on the quayside, Fish on the Quay is a historic pub offering lovely views, with menus specialising in locally sourced ingredients, fresh fish and seafood dishes. For special occasions, there is also Le Bouchon in Heybridge, set in a grade ll listed building, this upmarket brasserie sits alongside the canal and makes use of fresh, local produces within its various menus including a la carte, lunches and afternoon teas, as well as a range of seafood and vegan dishes.
For families with young children, there are plans to build a primary school, as well as early years education provision, within this new garden village. There are also several well-regarded schools in the local area. For primary age children, Heybridge Primary School, is around thirteen minutes’ walk away. There are three further primary schools within Maldon, as well as, Heybridge Co-operative Academy for pupils age 5 – 16 and Plume School, for secondary education.
For commuters, both Witham and Hatfield Peverel train stations can be accessed within around 15 minutes by car. Between the two of these stations, providing regular services to Colchester, Ipswich, Chelmsford, Stratford and London. London Liverpool Street Station can be accessed within around 40 minutes from both train stations.
Westcombe Park will be served by local bus routes, connecting the development with Heybridge and Chelmsford, as well as both railway stations.
Major roads within convenient reach from the development include the A12, within a four mile drive from home, providing easy connections to Colchester, Ipswich, Lowestoft, Chelmsford, Brentwood and London.
Air travel is an option via Stansted Airport, which is only 35 minutes’ drive away, via the A120.
