At the heart of Royal Leamington Spa lies the Victorian Jephson Gardens, a breath-taking formal park which presents a charming sensory garden and a glass-house containing tropical plants and intricate stone sculptures. A number of Grade II listed monuments also feature in the garden, along with a boating lake which is separated by the River Leam and lined with formal bedding displays.

The Royal Pump Rooms is an impressive structure situated opposite the historic Jephson Gardens, which once contained Royal Leamington Spa’s finest spa baths. Today, the stunning building is home to an exclusive art gallery, museum and extensive library, welcoming visitors to view the interactive exhibitions and enlightening galleries on display throughout the year.

Cubbington itself is a charming village which offers all the daily conveniences you would expect. A number of village stores can be found in addition to convenience stores, a post office, a village hall, a sports and social club and three public houses. Two large, major supermarkets are located within a 15-minute drive of Hazelwood, while smaller local stores can be found close to home.

Royal Leamington Spa is a town which enjoys a long and vibrant history, visible in the Georgian and Victorian architecture which still lines the streets. The town’s wide boulevards and stunning buildings house a treasure trove of independent boutiques, high street stores, a wide variety of gastronomy, and evening entertainment for all tastes. During the day, the town is alive with delis, cafés and bistros, all bursting with a wealth of flavoursome treats. Of an evening, the town’s vibrant night-time culture springs to life, with traditional pubs, wine bars, esteemed restaurants and live music venues.

Leamington Farmers Market is held monthly at the Pump Room Gardens, an attractive green space around three miles from the development. Visitors can enjoy an impressive array of fresh local produce which is baked, cooked or reared within a 30-mile radius of Royal Leamington Spa.

A short drive from Hazelwood is Regent Court, an attractive outdoor shopping and dining plaza, which boasts picturesque surrounds and modern architecture. Younger children are served by a collection of popular primary schools in the area, including Cubbington Church of England Primary School – just an 8-minute walk from the development – and Our Lady and St Teresa’s Catholic Primary School, less than a 15-minute walk from home. Telford Infant School (ages 3-7), can also be found around five minutes away by car.

For those requiring secondary education, North Leamington Community School and Arts College is less than two miles from the development, and includes popular Sixth Form facilities.

Those pursuing further study, may consider the notable of University Warwick, just over 10 minutes’ drive from Hazelwood, which has recently been voted 8th best university in the UK.

Commuters will delight in the area’s excellent transport connections, with good road and rail links to surrounding towns and cities.

Royal Leamington Spa is just a 10-minute drive from the development via the B4453, while the A46 Warwick Bypass is around six minutes away by car, providing a route into Coventry. Alternatively, Coventry can be reached in 15 minutes via Coventry Road.

The M40 is around a 15 minute drive away, and provides routes to Oxford, Birmingham, Banbury and London, among other popular destinations.

Cubbington is also served by several bus routes offering destinations including Hatton Park, Lillington, Stratford-upon-Avon and Warwick.

The nearest train station is Leamington Spa, which serves a number of major destinations including Newcastle, Doncaster, Birmingham, Southampton, London, Stratford-Upon-Avon, Bournemouth, Reading, Manchester, Coventry and Stoke-on-Trent.

Those requiring international travel will find Birmingham Airport a 30 minute drive away.
